Can I buy a home in El Paso if I'm not a U.S. citizen or I live outside the U.S.?
Yes, you can buy a home in El Paso without U.S. citizenship. Owning a home doesn't give you a visa or any immigration status, though. The bigger question is how you pay for it. FHA loans now require U.S. citizenship or permanent residency, and most down payment programs follow similar rules, so many buyers pay cash or use a lender's ITIN or foreign-national loan, often with a bigger down payment. Do you work with Fort Bliss service members and VA loans?
Yes. Send me your report date as soon as you have PCS orders. I tour homes for you in person and send you video walkthroughs, so you can be under contract before you arrive and sign most of the papers remotely. For a VA loan, a lender who makes VA loans pulls your Certificate of Eligibility and confirms what you qualify for, including the VA funding fee, which some veterans are exempt from. The VA appraisal also checks the VA's minimum property requirements, like a sound roof and working heat, so I watch for those on every tour and we ask the seller for repairs before closing when something comes up.
What does it cost me to have you as my agent?
Having me as your agent costs what we agree on in writing before I show you homes. A seller or builder can agree to pay it, and I ask for that in your offer. Before you sign anything, you see what you would pay, if anything.
