Homes are selling in fewer days than last fall

Homes here are spending less time on the market than they did a year ago, even with fewer of them listed. I'll walk you through what that looks like right now, plus a tax vote that could touch your bill.

Let's talk

Market notes for October 15, 2026

How long homes are sitting right now

In September 2026, the median home stayed on the market 66 days, down 10.8% from a year earlier. There were 2,520 active listings, down 17.2% from a year earlier. The median list price was $314,987, up 6.0% over the same stretch.

Carefree Homes pulled the most new-home permits in August 2026. The nearby tally was 58 in Horizon City (13 a year earlier).

What this means today: buyers have fewer choices than last fall, so when a home fits, I'd tour it that same week. Sellers are seeing homes sell in fewer days, but price cuts are a bit more common, so pricing it right from the start matters. Freddie Mac's national average for a 30-year fixed mortgage was 7.40% as of October 8, 2026, up 0.12 percentage points from the prior week. That's an average, not a quote.
